Three Up & Coming Projects on Frederick's East Side

For years, the land on Frederick’s east-side has represented a tremendous development opportunity to establish the City and region’s jobs center, technology incubator, transportation hub, and next great neighborhood. Now, many of these planned projects are kicking off.

Previously this month we explored the developments being led by Matan and St. John Properties’ in the area. Below, we take a look at three more projects that are helping shape Frederick’s east side and supercharge our local economy.


Monocacy Boulevard Property

The Monocacy Boulevard Property is a 32 acre City-owned plot of land adjacent to Frederick Municipal Airport. The property is currently under contract for development by two users. The 5-acre parcel is planned to become the new home to Patriot Technologies — an existing Frederick County company that provides secure, tailored hardware & software solutions to the Government and commercial customers around the world.

Patriot Technologies, in its 4th corporate expansion in its 26 year history, is excited to be planning for and relocating to a new facility on Monocracy Boulevard comprising 30,000 square foot, high-bay warehouse space, office and electronic manufacturing as part of our multi-year strategic growth initiative, inclusive of plans to optimize the company’s operating and cost structures.

Gateway East Plaza

The East Frederick property hosts 8 approved pad sites with high-visibility from I-70. Royal Farms, Tru by Hilton, and McDonald’s have committed to three of the sites and construction has already begun. Royal Farms is projected to open within the next 30 days. The McDonald’s site will celebrate its groundbreaking this March and is anticipated to be completed within 6 months. The Tru by Hilton site is moving forward with site plan approval. The development team is seeking retail and restaurant tenants for the remaining available pad sites.

As someone who has been in Frederick for 45 years and who loves the City’s east side, I’m excited for the opportunity Gateway East Plaza represents to the area. The project will offer new conveniences to both residents and visitors. Aviation Way Business Center

Uniquely positioned directly adjacent to Frederick Municipal Airport, this 4.66-acre property is Site Plan Approved for a new 54,736 SF building. The built-to-suit building is being offered for sale or lease. Concept plans feature options with multiple 5,000 SF units, with flexibility up to 31,600 SF.

Two contracts are currently pending but it has been difficult to navigate the building supply market for pricing. The building is zoned M-1, so it will ultimately house industrial flex users. The building will see a similar mix of tenants as the adjoining Hartz Business Center.

 Leasing space at the Frederick Airport is fun. We have CEO’s fly in on their private jets from all over the country. This property is in the HUB Zone and the Opportunity Zone as well, so we knew it would be appealing. After a decades long career in Commercial Real Estate in Frederick, I would say Hartz Business Center has been one of my top 3 favorites.
