Six Spec Projects Bringing Employers to Frederick

Speculative projects are undertaken by developers with the purpose of attracting business tenants during or shortly after construction. As Frederick’s economy continues to boom, we are seeing more and more of these projects launch across the city.

Below we take a quick look at just six of these buildings currently underway within city limits. Each of these projects will soon host growing companies and new employment opportunities within the Frederick community.


Ballenger Creek Business Center

Ballenger Creek Business Center recently celebrated its “Tilt-Up Party” marking the ceremonial beginning of construction at the 25-acre business campus directly adjacent to the existing Frederick News Post headquarters.

When complete, the new business center will feature three buildings ranging from 103,122 to 136106 SF with R&D/Bio-tech/office/flex and high-bay warehouse space.

Governors Place Campus Expansion -

Medicial Building

The Governors Place campus expansion centers around the existing 115,000 square foot office space at 110 Thomas Johnson Drive. Construction at the 112 Thomas Johnson Drive site is currently underway and is scheduled to arrive in spring 2024.

The new Class A, 50,000+ square foot building will be anchored by an ambulatory surgery center. Base building design includes clear heights of 14’-6”, covered pick up and drop off and HVAC and electric infrastructure suited for a surgical suite. Available suite sizes throughout the building range from 2,000 – 25,000 SF.

Aviation Way Business Center

Construction has begun at this 4.66-acre property adjacent to Frederick Municipal Airport and is slated to be completed in November.

Riverside Tech Park

In May, St. John Properties, Inc. celebrated the kickoff of construction at the final two buildings at Riverside Tech Park -- completing over 750,000 SF total of flex/R&D space at the 70-acre business community along Monocacy Boulevard.

The buildings in Riverside Tech Park are high-utility, economical, ad efficient, offering flexibility to provide a custom-tailored facility for tenants’ specific requirements, including office, laboratories, retail, and storage uses. Ballenger Bio

Beckham Gumbin Ventures (BGV), a commercial real estate investor and developer, has begun renovation for brand new R&D laboratory spec suites and amenities at 321 Ballenger Center Drive.

Ballenger Bio offers several 3,000 to 7,000 SF R&D laboratory spec suites, with the ability to combine up to 37,000 SF of contiguous space on a single floor. Spec lab spaces are now available.

In addition to the open spec lab opportunities, FITCI, the Frederick Innovative Technology Center, Inc., will be expanding into the building. The new innovation center, known as “The EDGE@321”, will be a hub for Frederick's diverse field of emerging & established innovators, resource partners, community groups, educators, and other nonprofits, as it serves as the headquarters for FITCI's office and laboratory space for startups, business support services, and proprietary entrepreneurial development programming.

Frederick Commerce Center

The first phase of the Class A development at Frederick Commerce Center features 686,500 square feet of industrial space. Future phases of development at the project across the street will deliver another 1 million square feet of space to the market.
