Frederick Brickworks

Frederick Brickworks: City's Newest Gateway Project

Frederick marked a major milestone with the groundbreaking of Frederick Brickworks, a more than $450 million, 65‑acre mixed‑use destination that will reshape one of the city’s most historic industrial sites. Led by Greenberg Gibbons, this project represents one of the largest private investments in Frederick’s recent history—one that brings new housing, retail, jobs, public space, and long‑term economic vitality to the East Street corridor.

City and county leaders, development partners, and community members gathered to celebrate the moment, underscoring the importance of thoughtful redevelopment as Frederick continues its steady growth as a city on the rise.

A Site Rooted in Frederick’s History

For more than a century, the Brickworks site played a foundational role in shaping Frederick’s built environment. Beginning in 1891, generations of workers manufactured the iconic “Frederick Reds”—bricks that still appear today in homes, schools, and landmarks across the city.

During the groundbreaking ceremony, Mayor Michael O’Connor reflected on this legacy, noting that “this site was once home to the materials that built Frederick. Soon, it will be home to the people who will continue building it.” He emphasized that projects like Brickworks honor Frederick’s past while creating space for the next chapter in the city’s story.

A Vision for Mixed‑Use & Connected Growth

The Frederick Brickworks master plan includes:
• Approximately 130,000 square feet of commercial space
• A grocery‑anchored retail district led by Whole Foods Market
• A new boutique fitness studio and a curated mix of restaurants including Honeygrow, First Watch, Shake Shack, Dave’s Hot Chicken, and Inspire Nail Bar
• Dedicated public parkland
• High‑quality multifamily and for‑sale housing developed by Wormald and NVR

Sitework is underway and the first phase is expected to be completed in 2028.

From an economic development perspective, the project aligns with Frederick’s strategic goals: diversifying the tax base, expanding housing options, improving walkability, and strengthening key gateways into the city.

Economic Impact and Long‑Term Benefits

Brickworks is more than a redevelopment project—it's a major economic catalyst.

An economic study projects that the City of Frederick will receive more than $10 million during construction, primarily through permitting and development-related revenues. Once operational, the site is expected to generate approximately $2.6 million in annual tax revenue, supporting city services, infrastructure investments, and community amenities.

This revenue growth strengthens municipal capacity while offering residents new shopping, dining, recreation, and housing options—demonstrating how strategic redevelopment can reinforce Frederick’s long‑term resilience and competitiveness.

A Holistic Approach to Housing

The groundbreaking coincided with the release of recommendations from the Mayor’s Affordable Housing Task Force. Brickworks is one part of a larger, multi‑strategy effort to expand housing availability and affordability across the city.

“There’s no single project or policy that solves our housing challenges—it will take many approaches, working together over time,” Mayor O’Connor noted. Brickworks contributes to that broader work by adding a diversity of housing types in a highly accessible, transit‑friendly location.

Partnership, Patience & Vision

Major redevelopment projects require years of coordination, environmental review, and community engagement. Brickworks reflects the collective efforts of Greenberg Gibbons, City staff, the Planning Commission, the City Council, and countless others who guided the project forward.

Together, we’re creating a place that respects Frederick’s heritage while preparing our city for the next generation. I can’t wait to watch Frederick Brickworks rise and take its place as one more reason people choose to call Frederick home.
— Mayor Michael O'Connor

A Destination That Strengthens Frederick for Generations

As Brickworks moves from concept to construction, it stands as a powerful example of what strategic redevelopment can achieve:

• Revitalize legacy industrial property
• Expand the city’s commercial and residential offerings
• Strengthen regional competitiveness
• Attract new investment and create jobs
• Maintain Frederick’s character while supporting smart growth

Brickworks is, in many ways, where Frederick’s history meets its future—a place that honors the city’s roots while helping shape the opportunities of tomorrow.
