St. John Properties is currently spearheading two major projects that are transforming Frederick’s east side and bringing new jobs & industry to the region. Below we take a quick look at these projects and hear from St. John Properties’ Regional Partner, Matt Holbrook, on the vision behind these game-changing developments.
Earlier this month, our team had the opportunity to tour Matan’s most recent project—Progress Labs at Riverside 1. Developed to meet the rising real estate demand from the life sciences industry, the project will deliver 215,000 SF of biomanufacturing-ready space in summer 2022 and is currently being marketed to prospective tenants.
On February 17, The City of Frederick’s Board of Alderman unanimously approved to accept $2.52 million from Frederick County government to assist in the purchase of the future site of the downtown hotel and conference. Proposed as a full-service Marriott branded hotel, the project will serve as an economic anchor along Carroll Creek - providing new downtown lodging options, stimulating local spending, and attracting future private investment to the area.
Earlier this month, Frederick celebrated Tonix Pharmaceuticals' new investment in a local state-of-the-art infectious disease research and development center.
In recent decades, we have seen a new economic trend emerge on Frederick’s southeast side. Arts & Entertainment destinations have begun to cluster in the area and bring life back to the historic structures. Together, these complimentary uses are serving as key catalysts for the revitalization of the entire corridor.
Frederick has become a magnet for life science companies looking to start and expand. One of the critical decision-making factors in site selection seen time and again is the speed at which a property can be delivered to operational use. This growing list of readily-available of local lab space presents an exciting competitive advantage in drawing even more biotech companies to our community.
Frederick currently has an opportunity to use the experiences and data collected during the pandemic to reimagine the Downtown Frederick public streetscape and reinforce long-term recovery and continued growth. The City and Downtown Frederick Partnership have partnered to engage a design company to develop creative options for this potential redesign.
Earlier this year, the City’s Department of Economic Development launched a new online database to showcase major opportunities for future commercial growth to site selectors, businesses and developers.
